stinking smelly boys bathrooms
Hey everyone,have any of you used a product called H2orange?It is a peroxide based cleaner\ disinfectant,our school's have been useing this for several months now.The sales rep assured us that this was going to be the only thing we'd ever need to use again on those bathrooms where there is always a urine odor,I don't think it has made much of a difference,any one else try this product?I try to hook up a hose to our very hot water (170 degrees) as often as I can with none of the kids around,and just blast the bathrooms out, the water is so hot that it acctually is disinfecting the bathroom,but I can only do this on days when the kids aren't there.If i worked the night shift I could do this more often.Any tips?

yeah we used h2orange2 for awhile. it never took care of the problem for me. it works great as a carpet spotter though. our bathrooms were old and were tile. boys would pee on the floors,and the walls. the urine would seep in the cracks and cause the odor. anything i would do would only last for 24 hours the next day i'd be right back to where i started. after using h2orange2 we went to a dispensing system (no mixing) yay!! made by betco... we get it through 4 state... they have a enzyme cleaner called 4 zyme you just spay where you think urine has set, it did the trick but only till the next day. the building has been remodled and new floors have been put in. the floors are seamless you wouldn't belive the difference it made in the smell. as far as hints or tips the only thing i can tell you is if you don't think the tile is the problem watch areas like between the wall and the back of the toilet.(if the toilets set on the floor)and the outside of the toilets and urnials. hope i have helped.

last year our school bought a machine with a hose. It sprays hot water and disinfectant, then you rinse and wipe everything down. That seems to take care of the smell for about a week. We did have one restroom that nothing seemed to elimidate the smell , until we stripped the wax off and put a sealer down. The pee was in the wax.

Hi cleaning women, We once had a demonstration of the machine you are referring to.I loved it but then any hopes of it being purchased went right out the window because of budget cuts,our school system has been seriously affected by them.We have three school's on our campus,High school middle and elementary, guite large,with a TOTAL of 8 custodians in all.Three work day's,one per school,5 at night, and three of these are at the high school.But after 10 years of doing this work,I have to say that I enjoy it 95% of the time.

hi, howdIgethere! I live in a town of about 15000 people and we have 6 schools. I work 4 hours in one school and 5 in another school. All full timers work 9 hours. Our High School/Junior High and the Middle School are connected so we share the machine between the 2 schools (the other schools don't get to use it ). Our Union contract is comming up soon and, yep Administration is crying about the cost of everything here too. But somehow two of our schools got new burnishers and two got new floor cleaning machines and last yr. the bathroom machine. Go figure.

HELLO, We get products through WAXIE. We used to use SUNDANCE as our primary bathroom cleaner.. This was too expensive for our custodial budget & it didn't work..I tried WAXIE'S Morning Mist & it has done wonders for the foul smell in the boys & men's bathrooms at school. I've been using this product for 3 years now, & don't plan on quitting it any time soon.

Yes, I want to know where to get Waxie too! I have used Eco-lysor by Spartan to clean toilets & urinals and to mop the floor (don't use to much in mop water or it will be sticky). It works well on getten rid of orders and smells good too!

We use morning mist as well...just got it this year and love it. This is the first time the urine smell is gone from my boys rr. We started using it in our extractor as well for those classroom accidents...(elementary school)...Another place to check for hidden urine is the bottom of partitions. They pee on the wall or divider and it runs down and drips off the bottom. I would think Waxie would have a web site. I'm in Ca. and don't have a clue about some of the cleaners mentioned by custodians in other parts of the country. Hope some of this helps. |

Try NABC (Non Acid Bathroom Cleaner)by Spartan Chemical. It costs about $6.00 a gallon, smells great and because its non acid you can use it on waxed floors without any damage or dulling to the wax. |

yea, we have this machine call the kai-vac, you spray the chemials & than you wash it down with cold water, and let it dry,it's a no touch cleaning soiution, my guy's like it but it's still take's 30 mins to do a good size restroom of 5 toilet's & two sink's and then you have to vacuum all the water off the floor, they rather do it the old way by hand. It use's Kai-blooey it's a fast -acting mild acid's to de-scale mineral deposit's and remove soap scum. makes the restroom smell clean till the kid's start useing it and don't flush it. hope this help, there has to be something out there that works.well have to go have a nice & safe week end |

It is a blend of bacteria and enzymes. It is designed to eat uric salts and acids. I will be more than happy to send a free bottle to help you out. It really is an amazing product. |

I currently work in commercial bakery that is in danger of closing due to bankruptcy and have applied and been interviewed for a custodial position with a local high school. As I was the head of sanitation for the bakery for several years before going to maintenance I can tell that the smell is may becoming from the urinals them selves. I used a small mirror like a dental mirror to see under the lip of the urinals and discovered some really nasty crud that my crew was missing when they cleaned once that was scrubbed away with a strong solution of baking soda and Tide, the urinal was rinsed with scalding hot water. This cured our problem. but we do not have ceramic tile. and I am not sure how to handle that, you may just have to get on you hands and knees and use your nose to find the source and re grout that area according to our ZEP rep Kent Norman

My family owns a janitorial service and we have had all sorts of problems and complaints from some of the people that work in the buildings. We were presented with H2Orange. There are many differant kinds. We used it and I thought it worked great. It smells great and you can see it working. It has peroxide in it and you can see the bacteria foam up. I think it is all in the way you use certain products. We sell the stuff know and everyone seems to love it. Our biggest seller is the Mineral Shock. It eats away soap scum and rust like it was nothing. While we are not a big enough company to sell to the larger market, we are small family business, I would be to send you info on it. |

I second Kim's assertion that Spartan's NABC is a great cleaner/deoderizer. Also, it helps if the bathroom can be hosed down with hot water under pressure weekly, if that's practical and possible. Our bathroom have keyless bibb valves under the sinks and drains in the floors.

iwent to the batchroom oen dey and stink cuz one them boys pooped in the yourinal but i clensed the porclin the orange waxie and the smell came rite out it was awesum i love u orange waxie i have your pitcher abuv my bed. and then the dog atesum berries love always the opemister |

power-pressure wash the tile , between the tile if you have the time, or use bleach in your disenfect and let it set for 2 hours or more....floor must be wet. get under and behind the tolets, then mop up do this 2 times a week you should be ok |

for that urine smell I always white vinegar in my mop bucket for dayly cleaning, if you srub the floor mix it a little stronger let sit on the floor srub and use a wet vac. then rinse this the only thing I found thats work and it's cheap. |

We too have really stinky boys bathrooms. With parent teacher conferences next week, I was wondering if using a power washer would work? The water could be hot and the grout would then be cleaner. Then follow it up with an enzyme cleaner that disentegrates urine. What do you all think? |

Hello Urine is a tough smell to get rid of. You got to keep on it every day. I have used bleech and other chemicals. I have a few methods for disinfecting deoaderize. We use 3M products to clean they work great. The particular chemical I use is 3M 5L Disinfectant spray. I prespray the toilets and urinals with this chemical my sprayer is your standars 2-3 gal pesticide sprayer hey it works good. Let the stuff sit daily till your reayy to clean the bathroom. I use this as a short cut. The professional version of this idea came from a macine we got called a Kai. It is the best invention for anyone in our profession. It ot only does bathrooms but alot of other task as well. Look into that too. KAIVAC.COM . Good Luck |

In regards to this urine problem in bathrooms and any other areas for that matter you need a strong blend of bactria. The only one that i know that really works is a product called Bio Matic. You can get info by contacting Frank @ 719-229-6905 He can tell you all about it. |

We are using H2Orange2 in are restroom and locker rooms. We use it with one of those no touch machine. I have one person who cleans 8 sets of restroom and 4 locker rooms in about 4 hours. When I took over this High School we had problems with urine smell also but the biggest problem was most of the custodian didn't leave the disinfectant on surface long enough. the would spray it on and wipe it off. They also would only dampmop the floor instead if wet mopping the floor. Once I told them they need to leave on for 10min for the regular cleaner disinfectant and when we went H2Orange2 to leave on for 5min. |

I'VE FOUND, THAT PUTTING AN ENZYME LIQUAD IN THE DRAINS EVERY OTHER DAY HELPS WITH KILLING THE URINE BACTERIA GERMS...WE USE A PRODUCT FROM "WAXIE" HERE IN ARIZONA..I'M SURE YOU CAN FIND SOMETHING OF THE SORT IN ANY JANITORIAL TYPE STORE...OR GO TO WWW.WAXIE.COM

I have seen Kaivac solve this problem many times. Once you learn to use it, you can deep clean bathrooms in half the time it takes to do a regular cleaning. Some guys do nothing but clean bathrooms with this machine. I also agree with the comment about Spartan's EcoLyzer. It gets rid of the smell and is good for your drains. The MopJockey |
