80 ft^2 room in a 450 ft^2 apartment on Ellendale Pl. for lease or sublease fall and/or spring

This apartment bedroom is available to lease from August 2012 to August 2013 OR to sublease August 2012 to January 2013 or to August 2013 for $750/month.

This 80 ft^2 bedroom is part of a larger 450 ft^2 apartment on Ellendale Place, about two blocks north of USC. The apartment is on the second floor of a gated three-story building that offers parking for $75 per month. The building also offers a laundry facility with three coin-operated washing machines and three coin-operated dryers.

The apartment has three bedrooms, one and a half baths, a full kitchen, and a living room. The advertised room is an add-on to the original two-bedroom apartment and is thus smaller than the original two bedrooms. However, it does offer a large window, sliding-door closet, and a wall mounted air conditioner/fan. It also has overhead lighting, a smoke detector, and fire sprinkler to keep you safe. The common areas are simply furnished, but some items items would be greatly welcomed. The bedroom furniture is negotiable with respect to use and/or purchase.

Currently, the three tenants pay for utilities - electricity, gas, and wireless. Each tenant is responsible for paying one utility each month and the differences are settled at the end of the semester. The tenant of the advertised room would pay the gas utility, which is usually about $20/month. The average utility cost per tenant for the last year was $140/semester (five months).
